Homes sales and prices in the Austin area hit an all time high in 2015. According to Aaron Farmer, 2016 President of the Austin Board of REALTORS,
“Demand for Austin-area real estate was stronger than ever in 2015, primarily due to our region’s job and ongoing population growth. However, low housing inventory levels, rising home prices and high housing development costs have brought Austin’s housing affordability issues to critical levels. Median price for single-family homes in the Austin area increased nearly $30,000 in the last year alone.”
Median home price in Austin for December 2015 is $270,000 which is a 10 percent higher than last December.
Prices for 2016 should remain strong as there is currently only a 2.2 months supply of available homes - a strong sellers market.
Pending sales for Dec 2015 compared to 2014 are down by 1 percent, but pending sales for the entire year are up 5 percent.
We are seeing a slight increase in the number of homes for sale - up 3 percent from last December and up 6 percent for the year.
