If you're looking for a realtor in Bee Cave, I'd love to be the one you call. I'm Lori Wakefield with Keller Williams Lake Travis. I've lived in Falconhead since 2002, I've been licensed since 2004, and I've closed 129 sales in Bee Cave, 61 of them in Falconhead and Falconhead West. I also chair the City of Bee Cave Planning and Zoning Commission.
About 80% of my business comes from repeat clients and their referrals. In Falconhead alone I've sold 8 houses more than once, for the same families or for the neighbors they sent me. That's the measure I care about most.

Bee Cave isn't one market. Falconhead, Ladera and The Homestead are inside the city and pay no utility district tax. Lake Pointe, Spanish Oaks, Belvedere, Provence and Sweetwater share the 78738 ZIP code and Lake Travis ISD but sit outside the city limits, and their MUDs can add close to a full percentage point to the tax bill. On a $900,000 house, that's thousands of dollars a year that never shows up in the listing photos.
The same goes for gates, dues and schools. Part of Falconhead is gated and the rest isn't. Elementary zoning changes from one street to the next. These are the details that set a price and decide a negotiation, and you learn them by closing sale after sale on these streets. My Bee Cave real estate guide compares every major neighborhood side by side.
As chair of the Bee Cave Planning and Zoning Commission, I see what's proposed, approved and coming before it shows up on a map. If you're buying, I can tell you what's planned near a house you're considering. If you're selling, I can explain how nearby development is likely to affect the buyers who'll walk through your door.
Pricing is where a sale is won or lost. Before real estate I spent 15 years as a bank COO overseeing operations, compliance and lending, and I still underwrite every list price the way a lender would: what's sold on your street, what's under contract, what's expired and why. You'll get the honest number, not the flattering one.
Once you're on the market, I send targeted questions to every buyer's agent after every showing and pass the unfiltered answers straight to you, so we can adjust while it still matters. See how I sell a house.
Most buyers come to Bee Cave for Lake Travis ISD, the Hill Country setting and a short drive to the Galleria and downtown Austin. Then they have to sort out a dozen neighborhoods that all look good online. I'll help you narrow it down by what matters to you, then check what the listing won't tell you: the real tax bill and utility district, HOA dues and gates, school zoning for that specific address, and what's planned nearby.
"The one thing that meant the most to us was your timely and accurate responses to our questions. You never left us waiting and wondering."
Daryl Clark and Julie Hawkins
