Falconhead Homes for Sale and Real Estate Guide, Bee Cave, TX

I've lived in Falconhead since 2002 and sold real estate here since 2004. I've closed 61 Falconhead and Falconhead West sales on 52 different houses, and I've sold 8 of those houses more than once, for the same families or for the neighbors they referred. This guide covers what I tell buyers and sellers at the kitchen table: how the sections differ, what the HOA and taxes really cost, which schools serve the neighborhood, and what the market's doing right now.

Falconhead sits off RR 620 and Highway 71 in the City of Bee Cave, ZIP 78738, wrapped around the public Falconhead Golf Club. It's a few minutes from the Hill Country Galleria and H-E-B, and about 30 minutes from downtown Austin depending on traffic.

The Sections of Falconhead

Falconhead (Spillman Ranch)

The original Falconhead was built mostly from 2003 to 2006, and you'll see it listed in the MLS under Spillman Ranch subdivision names. Most houses run about 2,700 to 4,500 square feet, many on streets named for birds of prey: Broadwinged Hawk, American Kestrel, Sharpshinned Hawk and Aplomado Falcon among them.

The gated section. Myrtle Beach, Piper Glen, Heron Bay and Sugarloaf sit behind gates. Here the HOA owns and maintains the gates and the roads, which is why dues are higher. Houses here are among the largest in Falconhead, and this section includes the highest-priced listing on the market right now.

Falconhead West

Falconhead West came next, built mostly from 2010 to 2012 on streets named for mountain ranges: Pyrenees Pass, Mont Blanc, Vail Divide, Swiss Alps and Rockies Run. Floor plans are a little newer and more open, and current listings run from the mid-$600,000s to the high-$900,000s. Some addresses here carry a Bee Cave mailing address and others an Austin one, but the whole community is inside Bee Cave city limits.

HOA Dues and Property Taxes

Both Falconhead and Falconhead West are in the City of Bee Cave, which has one of the lowest city tax rates around: $0.02 per $100 of value. The city runs a balanced budget, funded mostly by sales tax, and hasn't needed to raise that rate.

The difference in tax rate comes down to water. Falconhead West is in Travis County WCID No. 17, which levies its own tax. The original Falconhead gets its water from the West Travis County Public Utility Agency (WTCPUA), which isn't a taxing authority, so there's no water district line on the tax bill.

Rates and dues change. Check the current tax bill and HOA resale certificate for any house you're considering.

Golf and Getting Around

Falconhead Golf Club is open to the public, so the course is a neighbor rather than a private club you have to join. Some Falconhead houses back right onto the fairways. Shopping and dining at the Hill Country Galleria and the H-E-B at RR 620 and Bee Caves Road are a few minutes away.

Schools

Falconhead is in Lake Travis ISD. Depending on the street, houses are zoned to Bee Cave Elementary or Lake Pointe Elementary, then Bee Cave Middle School and Lake Travis High School. Attendance zones do shift as the district grows, so confirm the current assignment for a specific address with Lake Travis ISD.

As of October 2026 there are 8 houses for sale across Falconhead and Falconhead West, priced from $650,000 to $1,475,000. They average about 3,350 square feet and $905,000, or roughly $265 a square foot. Most listings sit between $650,000 and $950,000; the gated section and the larger golf course lots set the top of the range.
