After more than 22 years helping families buy and sell across the Lake Travis area, this is one of the questions I hear most. Lakeway and Bee Cave sit just minutes apart, they share many of the same Hill Country views, and they both feed into one of the most sought-after school districts in Central Texas. From the outside they can look almost interchangeable.
They are not. Living in each of these communities feels genuinely different day to day, and the right choice usually comes down to how you want to spend your time, not just what a home costs. I also have a particular vantage point on this corridor as I serve on the Planning and Zoning Commission for the City of Bee Cave, so I see how these communities are growing and changing from the inside.
Here is how I help my clients think it through.
The Quick Version
If you want resort-style amenities, larger lots, golf, and easy access to the water, Lakeway tends to be the better fit. If you want newer construction, walkable shopping and dining, and a more compact, low-maintenance lifestyle, Bee Cave usually wins.
Now let's get into the details that actually matter when you are choosing where to live.
Schools
Both communities are largely served by Lake Travis Independent School District, which is consistently ranked among the strongest districts in the region. That shared district is a big part of why families look at both areas in the first place.
There is one important nuance. Certain pockets near Bee Cave and Barton Creek fall into Eanes ISD instead, which is one of the top-ranked districts in the entire state and commands a price premium to match. School attendance zones are drawn by address and they do change over time, so I always confirm the exact campus assignment for any specific home before you fall in love with it. This is the kind of detail that is easy to assume and expensive to get wrong.
Lifestyle and Daily Rhythm
This is where the two communities really separate.
Lakeway has a more established, resort-like feel. Many neighborhoods are built around amenities ie. marinas, golf courses, country clubs, pools, and trail systems. Communities like Rough Hollow and Serene Hills are designed so that a lot of your recreation happens close to home. If you picture weekends on the water, a boat slip, or a round of golf before dinner, Lakeway is built for that life. It also tends to appeal to buyers who want a little more room to breathe, with larger lots and a quieter residential pace.
Bee Cave is more of a hub. The Hill Country Galleria anchors the community with shopping, dining, events, and entertainment all in one walkable place, and you are rarely more than a few minutes from daily errands. Neighborhoods here often feature newer construction and lower-maintenance lots, which is a real draw for buyers who would rather spend their weekends out. The trade-off for that convenience is generally a smaller yard (think 1/4-1/3 acre lots vs 1/3-1/5 acre, generally speaking).
Lake Access
If time on Lake Travis is part of your vision, this one is straightforward. Lakeway puts you meaningfully closer to marinas, boat storage, and lakeside amenities. The Rough Hollow Yacht Club and Marina alone offers hundreds of slips along with waterfront dining and resort-style pools.
Bee Cave is not far from the water, but it is not organized around it the way parts of Lakeway are. Bee Cave leans more toward Hill Country recreation: you are close to preserves and swimming holes like Hamilton Pool and Westcave, plus miles of trails. For some buyers that natural-area access is actually the bigger draw.
Home Prices and Value
I keep specific numbers in my quarterly market reports because they move, but the relationship between these two markets is fairly consistent. Bee Cave generally commands higher prices, driven by newer construction, the convenience of the Galleria, and those Eanes ISD pockets nearby. Lakeway often gives families a lower entry point for comparable Lake Travis ISD schools, especially in its established neighborhoods closer to the water, which tend to hold their value well because lake proximity simply cannot be replicated.
Here is how the two markets compared most recently:
Q1 2026 Lakeway Bee Cave Median sold price $648,500 $862,343 Average sold price $836,416 $1,084,777 Highest sale $3.9M $4.8M Lowest sale $265,000 $444,000 Median days on market 58 28 Figures reflect Q1 2026 sold data and are updated each quarter.
Two things stand out to me in these numbers. First, the price gap is real: a median buyer in Bee Cave paid more than $200,000 above a median buyer in Lakeway, which reflects everything we just covered about newer construction and location. Second, look at the days on market. Homes in Bee Cave sold in roughly half the time. That tells you Bee Cave inventory tends to move quickly, so when the right home appears there, you generally need to be ready to act. Lakeway's wider price range, from the mid-$200s to nearly $4 million, also shows just how much variety exists within that one community, from approachable established homes to waterfront estates.
A few cost factors that are easy to overlook in both communities: many neighborhoods carry HOA dues, and some sit within a MUD (Municipal Utility District) or PID that adds to your annual carrying costs. Higher-amenity sections usually mean higher dues. I always pull a current HOA schedule and a sample full tax bill for the specific property so there are no surprises after you close.
Commute
Both communities are realistically a 25 to 45 minute drive to downtown Austin depending on the route, the time of day, and where exactly you start. If your work or routine pulls you toward Westlake or the 360 corridor, Bee Cave often offers the more direct path. My honest advice to every buyer is to test your actual commute at the times you would really be driving it, including a school-day morning. The map distance and the lived distance are not always the same thing out here.
So Which One Is Right for You?
Here is the simple framework I use with clients:
- Choose Lakeway if you want lake access, larger lots, golf and marina amenities, and an established, resort-style pace.
- Choose Bee Cave if you want newer construction, walkable shopping and dining, lower-maintenance living, and a compact, convenient hub.
And honestly, plenty of my clients start out certain they want one and choose the other once they have spent real time in both. That is exactly why I encourage seeing them in person rather than deciding from a spreadsheet.
