Lakeway Real Estate: A Local's Guide to Lakeway, TX

Lori Wakefield, Lakeway REALTOR, Keller Williams Lake Travis

I've lived in the Lake Travis area since 1990 and sold real estate here since 2004, and I've closed 112 sales in Lakeway, including Rough Hollow. This guide covers what I tell buyers and sellers before they make a move: how Lakeway's neighborhoods differ, what the HOA and tax bills really look like, which schools serve which streets, and what the market's doing right now.

Lakeway sits on the south shore of Lake Travis along RM 620, west of Austin in Travis County. It started in 1963 as the Lakeway resort, incorporated as a city in 1974 and had 19,189 residents at the 2020 census. You'll find everything from 1970s houses on the golf course to new custom builds on the water, plus a hospital, library, marinas and four golf courses inside or next to city limits.

Lakeway Neighborhoods

Original Lakeway

The first Lakeway sections were built from the late 1960s through the 1980s around the Live Oak and Yaupon golf courses and down to the lake. Lots are generous, trees are mature, and many streets have no POA at all. Prices range widely: updated golf course houses often list from the $600,000s to around $1 million, and lakefront streets like Challenger and Brooks Hollow run from about $1.6 million to well past $3 million. Older houses here are also where you'll see the most rebuilds.

Rough Hollow

Rough Hollow, which includes the Lakeway Highlands sections, is Lakeway's large master-planned community on about 1,800 acres with more than three miles of Lake Travis shoreline. Houses here are newer, mostly built from about 2010 on, and current listings run from about $680,000 to $2 million, with new custom builds in Hacienda Heights listed above $4 million.

The amenities are the draw: the Rough Hollow Yacht Club and Marina with about 290 slips, and the Highland Village amenity center. Dues vary by section. Most sections pay about $225 a month, and every Rough Hollow house also pays these mandatory monthly dues:

Highland Village amenities$49.00Pools and lazy river, splash pad, playground, tennis and basketball courts lined for pickleball, sand volleyball, dog park, pavilion
Master association (Rough Hollow South Shore II)$55.60Common-area landscaping, streetlights, the roundabout and fountain, insurance, utilities and wastewater management
Rough Hollow Yacht Club$64.41 (with tax)Year-round infinity pool, fitness center, pavilion, ship store, free kayaks and paddleboards, 10% off at the Canyon Grille

That's about $394 a month in total for most sections. Rough Hollow also carries a utility district tax on top of city, county and school taxes, so its total tax rate is higher than older parts of Lakeway. Ask for the current tax bill on any house you're considering.

Flintrock Falls

Flintrock Falls is gated with 24-hour access control and wraps around the Flintrock Falls golf course, co-designed by Jack Nicklaus and his son and opened in 2002. HOA dues run about $4,200 a year. Current listings run from about $1.2 million to $2.2 million.

The Hills

The Hills is technically its own city, the Village of the Hills, but it sits right in the middle of Lakeway, which is why most people think of it as part of Lakeway. It's privately gated and guarded, it's home to the original Jack Nicklaus course from 1981, and the village's own tax rate is 9.2 cents per $100 of value instead of Lakeway's.

HOA dues are $775 twice a year and cover the gates, the roads and common-area maintenance. Every household in The Hills also pays a mandatory social membership of $143 a month plus tax to The Hills of Lakeway club, which includes five restaurants, the aquatic complex and the club's social calendar. Golf, tennis, pickleball and fitness memberships are optional and cost extra; see the club membership table below.

Lohmans Crossing, Serene Hills and More

Lakeway has dozens of smaller neighborhoods worth knowing. Lohmans Crossing Estates, North Lakeway Village, St. Andrews and Champions offer some of Lakeway's lower price points, often from the $400,000s to the $700,000s. Serene Hills, Arbolago, Las Brisas Estates and Seawind sit at the higher end. Ask me about any of them; the right street matters as much as the right neighborhood.

Golf, the Lake and Getting Around

Lakeway's four golf courses belong to The Hills of Lakeway, a private club with 72 holes: The Hills and Flintrock Falls, both Jack Nicklaus designs, plus Live Oak (1965) and Yaupon (1977). The same club runs 13 outdoor tennis courts, 9 dedicated pickleball courts, 2 indoor tennis courts, a 22,000-square-foot sports complex and an aquatic complex with three pools. You don't have to live in Lakeway to join, and you don't have to join to live here, except in The Hills, where a social membership is required.

Lake Travis is the other big draw, with marinas, waterfront parks and private docks on lakefront lots. Daily needs are close: Baylor Scott & White Medical Center in Lakeway, the Lake Travis Community Library, and shopping along RM 620 and in nearby Bee Cave.

Taxes and HOA Dues

Lakeway's city rate is $0.16964 per $100 of value for 2025-26. On top of that come Travis County, Lake Travis ISD and, on many streets, a water or utility district such as Lakeway MUD, Hurst Creek MUD, Travis County WCID No. 17 or Rough Hollow's district. That's why two houses a mile apart can have very different tax bills. Lakeway has no citywide POA. Some neighborhoods have their own HOA or POA, and much of original Lakeway has none.

Rates and dues change. Check the current tax bill and HOA resale certificate for any house you're considering.

Schools

All of Lakeway is in Lake Travis ISD. Depending on the street, houses are zoned to Lakeway Elementary, Serene Hills Elementary, Rough Hollow Elementary or Lake Travis Elementary, then Hudson Bend Middle or Lake Travis Middle, and every student goes on to Lake Travis High School. Confirm the assignment for a specific address with Lake Travis ISD.

Why Sellers Choose Lori in Lakeway

Pricing is where a sale is won or lost. I show sellers exactly what buyers are paying right now, including what's under contract and what's expired, and I'll tell you the truth about what happens to a listing that sits. Before real estate I was a bank COO, and I still underwrite every list price the way a lender would.

Once you're listed, my showing feedback system, refined since 2004, keeps you informed. After every showing I send targeted questions to the buyer's agent and pass the unfiltered answers straight to you, so we can adjust in real time. As one seller put it: "The one thing that meant the most to us was your timely and accurate responses to our questions. You never left us waiting and wondering."
