What Sold
Sales picked up through the fall: 3 closings in August, 4 in September and 6 in October. The median Falconhead West sale was about $792,000, and the median in the original Falconhead was about $889,000. The original section also sold for more per square foot, about $274 against about $226 in Falconhead West, but that number is pulled up by golf course lots and one newer, smaller house. Most of the original section traded much closer to Falconhead West.
Pricing Made the Difference
This is the number I'd pay the most attention to. The 3 houses that went under contract within 30 days sold for a median of 98.3% of their original list price. The 10 that took longer sold for a median of 92.6%. Two houses that sat more than 100 days closed at about 86% to 87% of where they started.
Six more listings were withdrawn or expired without selling between August and October, and two others had to come off the market and relist before they sold, both below their first price. Buyers here are paying fair prices, but they aren't chasing houses that start too high.
What It Means for Sellers
With 8 houses for sale and about 4 closing a month, there's about two months of inventory, so well-priced houses are still moving. The first 30 days are where you get your best offer. If you start above the market and chase it down, the data says it costs you more than pricing it right at the start. I price from the sales on your street, the way a lender would underwrite it, and I'll show you exactly what buyers paid this fall.
What It Means for Buyers
You have more room to negotiate than you did a few years ago, especially on houses that have been on the market for a while. Most houses here are selling below their original list price. But the best-priced houses still go fast, so be ready to move when the right one comes up.
